A strategic priority

First Garden Cities Homes provides rented and shared ownership homes across some of the most expensive areas of Hertfordshire and Bedfordshire, where affordable housing is in short supply. Through our Corporate Strategy 2022–27 we are committed to delivering high quality affordable homes that meet a range of local housing needs.

Our target areas for growth

Our Development Strategy 2024–2027 sets a target of delivering 370 new homes by March 2027. The programme will include a mix of Social Rent, Affordable Rent and Shared Ownership homes, primarily within our core growth areas.

Stakeholder engagement

We work closely with Local Authorities, Parish Councils, Homes England, developers, consultants and local communities to identify housing need and deliver well designed homes in sustainable locations. Our primary operational area includes Welwyn Hatfield, North Hertfordshire and eastern Central Bedfordshire, with opportunities in Stevenage and East Hertfordshire considered on a case-by-case basis.

Our partnership approach

Our programme aims to deliver a balanced mix of homes, with approximately 65% rented homes and 35% low-cost home ownership.

  We are interested in opportunities including:

  • Developer-led s106 / planning gain schemes
  • Package land and build developments
  • Development on our own land
  • Typical opportunity sizes include:
  • S106 acquisitions from 6 homes upwards
  • Package land and build schemes of around 20–50 homes
  • While houses are generally preferred, we will also consider a mix of houses and low-rise apartments as part of a well designed and sustainable scheme.
